Its a strong Buyer's Market but that could change

I believe that the time to buy is now and the reasoning behind that opinion is not just mine but many others who are in fact buying because the deals are just too good to pass up. I also believe that the buyer's market could easily change from being a historically strong market, the strongest I've seen in 40 years, to being one where multiple bids take-over on the exceptionally good deals.

I recently bought a foreclosure in Hernando Beach; an unfinished house for a great price. The reason I picked this house was because of the old standby of what makes a house appreciate: Location, location, location; along with the fact that it was a foreclosure and I wouldn’t have to go through a lot of waiting.

It is a 3-story home, located on a nice corner lot and when finished will be a one-of-a-kind home. It needs a lot of work but nothing I can’t handle so I am presently working 7 days a week trying to get it ready to live in. It needs a new entrance stairway, electrical, plumbing, siding, porch rails and floors throughout the house but instead of seeing this as a negative I have given myself a credit to being able to leave my mark by doing this work myself and doing it the way I want it done.

Now, I realize that most buyers don’t want a home they have to finish building but there are also many foreclosures (stay away from short (long) sales) out there that need little if any work.

The market is returning to a semblance of normalcy however the banks are now foreclosing much more and ridding themselves of these properties and the reason is because banks are NOT in the business of real estate but of making and lending money.

So, now is your chance to get a deal that you will probably never see again and my advice is to take it while it’s still there. My reasoning is this: many so-called "experts" claim that they know when a market hits bottom but the real 'bottom" is when you can buy a house for less (much less in my case) than what it costs to replace the building.
This, I know for a fact, is the case today and was my reasoning behind my decision to buy the beach house.
