In the posh neighborhood of Port Royal, located in Naples, Collier County, Florida, homes are selling like crazy.  These ultra-high end luxury homes tend to sell privately, they are never listed in the MLS and generate very little media attention, and they are able to slip right under the real estate radar.

Named in honor of the Jamaican city of pirates, Port Royal sits directly between the beautiful Gulf of Mexico and Naples Bay.  Many of the homebuyers that purchase in Port Royal are wealthy executives and international buyers, most of which pay cash.

The largest home sale in Collier County happened in 2007 just on the outskirts of Port Royal; the home was never listed in the MLS and sold quietly for $40 million.  This year there have been over a dozen closed sales in Port Royal and there are even more contracts pending.  Many real estate professionals in Collier County believe that it's the drop in home prices that are bringing attention back to the area.  In the Naples area alone, home prices for high-end homes have declined 10-15% over the last couple of years.
