Bargains are Drying up Buyer Competition Fierce

In Spring Hill Florida real estate agents are beginning to buzz about the last of the great buys being offered by sellers that are non foreclosure nor short sales are disappearing quickly.

Yesterday after showing only four homes my cash buyers landed on two. One home was a repaired sinkhole home. A magnificent home of 3500 square feet, five bedrooms, four baths, pool, granite, stainless appliances, tile listed at $275,000.

Since it showed on county records that it had been purchased in September of 2008 for only $150,000, my buyers and I agreed that a target price of $210,000 would be sufficient to win the home with a reasonable profit to the investor/seller.

My buyers submitted an offer of $175,000, which was emotionally rejected without a counter offer. So the buyers resubmitted an offer of $210,000 their final offer. The seller countered with $265,000.

The buyer decided to move on to plan B. A slightly older home, 4/3/3 high on a hill, fireplace, pool, sauna, nicely groomed executive type neighborhood. 3,100 square feet, in nearly perfect condition, listed at $249,000, and no sinkhole condition.

The offer was submitted at $195,000, the counter came back within minutes at $205,000, and my buyers immediately accepted. Only two years ago this home was selling for $430,000. In 2001, it was purchased for $195,000.

Within minutes after my buyer signed off and escrowed their $20,000 deposit, another offer came in at $10,000 higher, but too late and fortunately we were dealing with an ethical list agent and good seller! So if you are a buyer and looking for an upscale home in Hernando County, now is the time!
